Property Manager/Post Construction Role

Full time

Property Management

  • Strata / Committee Management: Comfortable with late meetings and travel. Able to communicate diplomatically in both emails and meetings. Confident in managing discussions and influencing outcomes during AGM, BMC, GM, and committee votes.
  • Building Management: Strong coordination skills with trades and contractors for routine services and annual statements. Can assess and prioritise building issues, balancing urgent rectifications with costs and timing.

Post-Construction Management

  • Defects & Maintenance Coordination: Can plan and schedule maintenance personnel efficiently across sites, with an understanding of defect timeframes and urgency. Able to prevent unnecessary escalations by owners, building managers, and strata.
  • Standards & Compliance: Basic knowledge of standards, or willingness to research and verify with project managers before passing on information.
  • Reporting: Ability to interpret defect reports and prepare simplified versions for site personnel. Can draft reports and responses for NCAT, engineers, strata bond, deeds, and defect claims. Comfortable attending site and online meetings with relevant stakeholders.

General Requirements

Site Manager – Gosford

Full time

The Site Manager is responsible for the day-to-day management of construction activities on a mid-scale mixed-use development, ensuring works are delivered safely, on programme, within budget, and to the required quality standards, while coordinating multiple trades and stakeholders.

Key Responsibilities

  • Project Oversight: Manage and supervise construction projects from inception to completion, ensuring adherence to timelines and budgets.
  • Team Coordination: Coordinate and supervise construction workers, subcontractors, and suppliers to ensure efficient workflow and communication on-site.
  • Safety Management: Ensure compliance with Health and Safety regulations, conducting regular site inspections to identify and prevent and mitigate potential hazards.
  • Resource Management: Plan, allocate and optimise labour, plant, materials, and subcontractor resources to maintain productivity and programme efficiency.
  • Quality Control: Implement quality control measures to ensure that all work meets the required standards and specifications.
  • Problem Solving: Address and resolve any issues that arise during the construction process, making adjustments as necessary to keep the project on track.
  • Stakeholder Coordination: Maintain clear communication with consultants, authorities, and internal project teams.

Qualifications & Skills

  • 10+ years’ experience as a Site Manager delivering residential and/or mixed-use developments.
  • Strong project and team management skills, with the ability to oversee construction operations and ensure milestones are met.
  • Comprehensive understanding of construction practices, safety protocols, quality assurance, and regulatory compliance.
  • Strong understanding of construction methodology, WHS legislation, QA systems and regulatory compliance.
  • Proven skills in communication, organisation, and problem-solving to effectively collaborate with diverse teams and stakeholders.
  • Bachelor’s degree in construction management, Civil Engineering, or a related field is preferred, with relevant industry certifications being a plus.
  • Trade-qualified background with strong site leadership experience also highly regarded.

Site Foreman – Gosford

Full time

We are seeking an experienced Site Foreman to support the delivery of a mid-scale mixed-use development in Gosford. Reporting to the Site Manager, this full-time, site-based role is responsible for supervising day-to-day site activities, coordinating trades, maintaining productivity, and ensuring works are carried out safely, efficiently, and to the required quality standards. The Site Foreman will also collaborate with contractors, communicate effectively with team members, and uphold workplace safety protocols.

Key Responsibilities

  • Daily Site Supervision: Supervise and coordinate subcontractors and trades to ensure works are completed in line with the construction programme.
  • Resource Coordination: Assist with the effective allocation of labour, materials, plant, and equipment to maintain site productivity.
  • Quality Control: Monitor workmanship and ensure works comply with drawings, specifications, and approved methodologies.
  • Safety Management: Enforce WHS requirements, conduct toolbox talks, and ensure safe work practices are followed.
  • Programme Support: Assist the Site Manager with short-term planning, look-ahead programming, and trade sequencing.
  • Problem Solving: Identify and escalate site issues early, assisting with practical solutions to maintain progress.
  • Site Reporting: Maintain daily site records and assist with inspections and coordination with consultants.
  • Site Presentation & Order: Maintain a safe, organised, and well-managed work environment that supports efficient construction activities.

Qualifications & Skills

  • 7+ years’ experience as a Site Foreman delivering residential and/or mixed-use developments.
  • Strong understanding of construction sequencing, trade coordination, and site logistics
  • Proven ability to manage labour and subcontractors on active sites
  • Solid knowledge of WHS requirements and quality standards
  • Confident communicator who works effectively with Site Managers, subcontractors, and consultants
  • Ability to lead in a fast-paced, on-site construction environment
  • Relevant qualifications or certifications in construction or a related field
